Most companies do one thing down there. We do all of it.

Call a pest company and they will trap mice but ignore the moisture that attracted them. Call an encapsulation company and they will seal it up but leave rodent contamination behind the vapor barrier. Call us, and we handle the whole picture: contamination cleanup, pest exclusion, moisture control, insulation, and encapsulation.

One crew, one scope, one visit. No subcontractors. No coordinating three different companies. No guessing about who is responsible if something comes back.

Signs your crawl space needs attention

Musty or damp smell in the house, especially on the first floor
Cold floors in winter that never seem to warm up
Sagging or falling insulation visible under the subfloor
Standing water or visible moisture in the crawl space
Evidence of rodent activity: droppings, chewed wiring, nesting material

Not sure? That is what the inspection is for. Free, no obligation.

How crawl space air enters your home

Your crawl space connects to your living space through gaps in the subfloor, plumbing penetrations, HVAC ductwork, and natural pressure differences in the structure. Whatever is down there (moisture, mold spores, rodent contamination, musty air) migrates upward into the rooms where your family lives. Fixing the crawl space fixes the house above it.

How crawl space encapsulation works

One call, one crew, one scope. Here is the process from start to finish.

1

We crawl under the house and show you everything.

Free inspection with photos. We check moisture levels, entry points, insulation condition, and contamination. You get the full cost in writing before any work starts. No surprises.

2

Clean out the contamination.

Animal droppings, destroyed insulation, debris. It all comes out. We decontaminate the surfaces so you are starting clean, not sealing problems under a vapor barrier.

3

Seal every gap that lets pests in.

Every foundation crack, vent opening, and pipe penetration that gives rodents or wildlife access gets sealed with hardware cloth and metal flashing. Screwed in. Not foamed.

4

Encapsulate and insulate.

Vapor barrier down, vents sealed, insulation installed, dehumidifier set. When we leave, the crawl space is dry, sealed, and working for your home instead of against it.

Why we do pest exclusion and encapsulation together

Seal the crawl space without removing the pests, and you have trapped them inside a vapor barrier. Remove the pests without sealing, and new ones move in within weeks. We handle both in one scope because that is the only way it actually works.

We stand behind every crawl space we seal.

Every entry point is sealed with hardware cloth and metal flashing, screwed into solid wood. If pests get back in through a sealed area, we come back at no charge.

Your crawl space is not going to fix itself.

Free inspection. Full cost in writing. No obligation.

How much does crawl space encapsulation cost in NJ?
A basic vapor barrier installation is on the lower end. Full encapsulation with insulation, pest exclusion, and dehumidifier is a larger scope. Most projects fall somewhere in between depending on square footage, accessibility, and whether contamination needs cleanup first. We inspect and give exact pricing in writing before any work starts.
What is crawl space encapsulation?
Encapsulation means sealing the crawl space from the ground and outside air. Heavy-duty vapor barrier on the floor and walls, sealed foundation vents, and a dehumidifier to control humidity. It turns a damp, vented crawl space into a dry, conditioned one.
Do I need full encapsulation, or just a vapor barrier?
It depends on what is happening down there. Some crawl spaces just need a vapor barrier and some exclusion work. Others need the full scope. We inspect first and tell you honestly what the crawl space actually needs. No upselling.
What is the connection between crawl space moisture and pests?
Moisture attracts rodents and insects. They nest in wet insulation and their droppings contaminate the space further. Fixing moisture without excluding pests just gives them a nicer environment. That is why we handle both in one scope.
